Our Rental Policy

Anyone who meets our criteria can sign a rental agreement and become one of our many satisfied tenants.

Required documents when applying:

  • Employment contract and 3 recent payslips
  • Parental leave decision från Försäkringskassan + employment contract
  • Pension statements and bank account record
  • Sick pay or disability benefit decision
  • Decision "aktivitetsersättning" (limited in time and for young people)
  • Unemployment benefit decision
  • Annual report + auditor’s statement on salary (if self-employed)
  • For students: To apply for a student apartment, you’ll need to provide one of the following: proof of enrollment in the form of a registration certificate. If you’re a newly admitted student, upload your admission letter instead. You may also submit your financial aid decision from CSN once your study assurance has been submitted to CSN.

Before accepting an apartment, you must upload valid documents proving income or student status, as well as a credit report (e.g., Creditsafe, MinUC). Fraud is reported to the police.

Uploaded documents are valid for 6 months. If you have a co-applicant, don’t forget to upload documents verifying their income as well. All documents should be uploaded via “Mina Sidor” on the ByggVesta website. If you have multiple sources of income, we will assess your overall financial situation. Please note that we will only review your uploaded documents if you are being considered for an apartment.

General Terms

We have translated these terms to make them more accessible. In case of any conflict, the Swedish version prevails.

Special conditions — such as those that apply to our youth apartments — may apply and will be specified in the apartment listing.

  • Must be 18+ to sign a lease.
  • Lease agreements are signed only with the primary applicant. Only one co-applicant may be listed, and they must intend to live with the primary applicant. Joint income may be considered, provided the primary applicant meets at least two-thirds of the total income requirement. Any potential lease transfers are governed by tenancy, cohabitation, and marriage laws.
  • Credit check required – no payment defaults allowed.
  • Rental references may be requested. No disturbances or misconduct.
  • Must have stable income for at least 6 months from move-in.
  • Your monthly income must meet our income requirements (income requirements are based on gross income = before taxes): 2× rent for youth apartments, 3× rent for standard apartments. No income requirement for student housing, but you must be a PhD candidate or actively enrolled in studies and complete at least 15 higher education credits per semester, or the equivalent for vocational or folk high schools
  • Employment must be within commuting distance.
  • Cannot own or rent another home at the same time (proof of termination or sale required).
  • Queue points reset when signing a lease (except for student/youth contracts).
  • You must be registered (folkbokförd) at the rented address – violations reported.
  • Overcrowding rules apply (see tenant info).
  • ByggVesta reserves the right to choose tenants.
