Our Rental Policy

Anyone who meets our criteria can sign a rental agreement and become one of our many satisfied tenants.

We offer secure, sustainable, high-quality housing that supports a conscious lifestyle. Anyone who meets our criteria can sign a lease and become one of our many satisfied tenants.

Required documents when applying:

  • Employment contract and 3 recent payslips
  • Parental leave decision från Försäkringskassan + employment contract
  • Pension statements and bank account record
  • Sick pay or disability benefit decision
  • Decision "aktivitetsersättning" (limited in time and for young people)
  • Unemployment benefit decision
  • Annual report + auditor’s statement on salary (if self-employed)
  • For students: Transcript and proof of enrollment (registreringsintyg), finished courses (resultatintyg) or admission letter (for new students)

Before accepting an apartment, you must upload valid documents proving income or student status, as well as a credit report (e.g., Creditsafe, MinUC). Fraud is reported to the police. Documents are valid for 6 months and must be uploaded via My Pages. Co-applicants must also submit supporting documents. Verification is done when you are up for an apartment.

General Terms

We have translated these terms to make them more accessible. In case of any conflict, the Swedish version prevails.

Special conditions — such as those that apply to our youth apartments — may apply and will be specified in the apartment listing.

  • Must be 18+ to sign a lease.
  • Contract signed only with primary applicant. Combined income will be used as the basis for approval in cases where a co-applicant intends to live with the primary applicant.
  • Credit check required – no payment defaults allowed.
  • Rental references may be requested. No disturbances or misconduct.
  • Must have stable income for at least 6 months from move-in.
  • Income requirement: 2× rent for youth apartments, 3× rent for standard apartments. No income requirement for student housing, but you must be enrolled and complete 15 credits per semester.
  • Employment must be within commuting distance.
  • Cannot own or rent another home at the same time (proof of termination or sale required).
  • Queue points reset when signing a lease (except for student/youth contracts).
  • Lease transfers follow Swedish tenancy, cohabitation, and marriage law.
  • You must be registered (folkbokförd) at the rented address – violations reported.
  • Overcrowding rules apply (see tenant info).
  • ByggVesta reserves the right to choose tenants.
