Queue Rules

ByggVesta’s housing queue is completely free. To keep your place in line, just follow a few simple rules.

Want to rent from us? Create a profile in our queue – free of charge – on our website. From there you can apply for apartments, check your queue points, and upload documents so you’re ready to apply quickly when a home becomes available. To keep your place in line, just follow these rules.

Note: If you receive a lease from us via an external housing agency, you still need to register in our queue to collect queue points with ByggVesta. This does not happen automatically when you receive an apartment.

Queue Rules

  • You earn 1 point per day you are in the queue.
  • You must be at least 16 to join the queue.
  • If two applicants have the same number of points, the apartment will be offered to the one who submitted their expression of interest first.
  • Lease agreements are signed with only one person: the individual who submitted the application.
  • To keep your queue points, you must remain an active applicant. This means logging into your profile at least once every 12 months. If you fail to do so, your queue points will be reset and your account deleted.
  • ByggVesta never restores points that were reset due to inactivity.
  • When you sign a lease for an apartment, your queue points are reset and you are blocked from applying for another apartment for 12 months from your move-in date. (Note: points for any co-applicant are also reset automatically.) If you sign for a student apartment or youth apartment, you keep your points.
  • You can register interest in up to three apartments at the same time.
  • Before you can accept an apartment offer in a listing, you must upload documents verifying your income via “My Pages.” If you have a co-applicant, their documents must also be uploaded.
  • If you express interest in an apartment but fail to upload the required documentation, do not meet the income requirements, or submit false information, you will receive a suspension. This means you won’t be able to apply for any new apartments with us for one year, and all your active applications will be removed. Please note that we only review your uploaded documents once you are being considered for an apartment.
  • If you apply for a student apartment without being a student, you will be blocked for one year.
  • If you decline three apartment listings via the ad system within a one-year period, you will automatically receive a one-month suspension. All your ongoing applications will be removed. To avoid this, make sure you only apply for apartments you are genuinely interested in.
  • If you fail to respond twice via the ad system within a year, you will automatically be suspended for three months, and all your active applications will be removed.
  • If you decline two apartment offers sent to you via personal email within a 12-month period, you will be automatically suspended for three months and your ongoing applications will be removed.
  • If you accept an apartment offer sent via personal email but later back out—by not signing the lease agreement you were sent—you will automatically receive a one-year suspension, and all your active applications will be removed.

ByggVesta reserves the right to update our queue rules. The current version is always published on our website.

Information on Processing Personal Data When You Apply for Housing

For your convenience, this information is available in English. In case of any conflict, the Swedish version prevails.

The personal data you provide in your application/registration will be processed to the extent necessary to assess whether you can be approved as a tenant. This is why we need information from references; by providing their details, you consent to us contacting them. Information may also be obtained from credit reporting agencies and public authorities.

Your data will be processed only within ByggVesta. You have the right, once per year free of charge, to receive information about what personal data we process and how we process it. You can also request correction of your data. Your personal data will be processed only as long as your application is active, and will be deleted when you notify us that you no longer wish to remain in our queue. The same applies if your application is rejected. If the reason for rejection is misconduct in a previous tenancy, we will retain the data for three months after the decision.
