Information for Tenants

Here you’ll find information you should be familiar with when living in one of our properties.

How to Reach Us

The easiest way to contact us is via Mina Sidor on the website. There you can view rent invoices, contracts, submit maintenance requests, and update your contact details.

Your Apartment

Change of Address / Folkbokföring

When you move, notify the Swedish Tax Agency (Skatteverket) so your official address is updated. You’ll need your four-digit apartment number, found on your lease and on your apartment door. File the notice in advance or no later than one week after moving. Skatteverket will share your new address with public agencies and companies; if you want forwarding for other mail, order it from Svensk Adressändring (fee applies).

If you rent an apartment from us but are not registered at that address, you’re violating the Population Registration Act (Folkbokföringslagen), and we always report this to Skatteverket. (See exceptions under Subletting below.)

Home Insurance

You must have valid home insurance for the entire rental period. You’re free to choose provider.

What Am I Allowed to Do Myself?

Without the landlord’s permission, you may not alter fixed fixtures or equipment, nor make changes to the apartment’s plumbing, heating, or electrical systems.

You do have the right to make changes that can be fully restored when you move out. Of course you may hang artwork, shelves, or a TV – just use the right tools and hardware, and restore before moving out to avoid charges.

For larger changes (e.g., painting), please coordinate with your property manager/area manager.

Rules against Overcrowding

To prevent unhealthy living conditions, we apply occupancy limits based on apartment layout and size. (Including children)):

1 room + kitchen: max 2 people
2 rooms + kitchen: max 3 people
3 rooms + kitchen: max 4 people
4 rooms + kitchen: max 6 people
5 rooms + kitchen: max 8 people

Damage & Wear

Report any defects or pests to the landlord as soon as possible – preferably via Mina Sidor.

If damage is due to negligence or beyond normal wear and tear (e.g., cracking a sink by dropping a bottle), you may be charged for repairs.

Before you move out, an inspection will assess wear; anything beyond normal wear may be billed. Please take care of your home.

Waste Disposal

We provide recycling facilities. Please follow local sorting rules. Here is a helpful link (available in 30+ languages) explaining how to sort your waste – feel free to print and keep it visible at home.

Maintenance Requests

File maintenance requests via Mina Sidor or call the number listed on your invoices.

ByggVesta is responsible for property-related issues. Other services performed by property management are charged according to the current price list on Mina Sidor.

Paying Rent

Rent is paid monthly in advance via bankgiro or direct debit (autogiro) and must reach Grön Bostad/ByggVesta no later than the last business day of the previous month.

You must pay rent even if you haven’t received an invoice – the invoice is always available on Mina Sidor. Late payments are sent to collections without prior notice.

Autogiro is free and convenient – just ensure there are sufficient funds on the withdrawal date. You can usually apply via your online bank. It may take time before autogiro is activated; you are responsible for confirming that payment has been withdrawn on the due date.

At this time, we do not offer e-invoices.

Parking

Heating in Your Home

We work hard to conserve energy without compromising comfort. In line with recommendations from the Public Health Agency of Sweden (Folkhälsomyndigheten) and the Swedish Union of Tenants (Hyresgästföreningen), we aim to maintain 20°C in apartments while reducing temperatures in common areas.

Tips & Facts About Indoor Temperature
  • Set your thermostat to max (located on the radiator or wall).
  • Ensure air can circulate – keep radiators clear of furniture and don’t block airflows in ceiling corners.
  • Moving air can feel cooler than still air even when warmed.
  • Use curtains to reduce radiant cold from windows.
  • If you need to air out, air quickly and thoroughly – preferably with cross-breeze. Open windows fully for a short time to replace most of the room’s air without cooling walls and furniture.
If you feel it’s colder than 20°C:

Your home is designed to maintain 20°C with the thermostat set to max. If you submit a maintenance request, a technician will measure the temperature in the occupied zone – 1 meter from doors/windows and 0.6 meters from exterior walls. If readings are below 20°C, measures will be taken to bring your home to a sufficient temperature.a.

Comfort, Care & What You’re Expected to Handle Yourself

To keep everyone comfortable, show consideration and respect your neighbors. Some maintenance tasks can be performed by a technician, but the cost may be charged to the tenant.

To reduce clogged drains, don’t pour cooking oil, fat, eggs, etc. down sinks or other drains. Only toilet paper and human waste may go in the toilet.

Noise

Music is a natural part of life – but keep the volume reasonable, especially in the evening. Under Swedish tenancy law, you must show extra consideration between 8:00 PM and 8:00 AM. As a rule of thumb, it should be quiet after 10:00 PM, every day. If you’re having a party, inform your neighbors in advance and be respectful.

Avoid hammering/drilling between 8:00 PM and 8:00 AM on weekdays and before 10:00 AM on Saturdays, Sundays, and public holidays.

If the disturbance patrol determines that you caused a disturbance, you may be charged for the call-out.

No Smoking

Smoking is prohibited in all common areas. The ban also applies at building entrances and on exterior corridors (loftgångar). Think of your neighbors, including those with asthma or allergies. Please smoke well away from entrances – and dispose of cigarette butts properly.

Pets

Pets must be leashed both outdoors and in common indoor areas. As a pet owner, you must supervise your animal so it does not disturb others, cause harm, or soil playgrounds, gardens, or common areas.

Do not put out food for animals – it attracts rats and birds.

Common Areas

To ensure access for emergency services and reduce fire risk, keep all common areas free of personal belongings. Items may be removed, and the tenant may be charged.

Do not leave trash bags on exterior corridors or in stairwells, as they attract rats and birds.

Littering in common areas (stairwell, recycling room, etc.) may result in cleaning fees.

Balcony or Patio

  • If you grill, use an electric grill.
  • Shake rugs where they won’t affect neighbors – not from balconies or windows.
  • Keep your balcony/patio free of snow and ice and close windows/doors to prevent water or frost damage. Strong winds can damage the building if doors/windows swing open.
  • Planters and similar items may only be hung inside the balcony railing.
  • No kiddie pools (e.g., inflatable) with water on balconies or exterior corridors – they are not designed for that load.
  • Extinguished cigarette butts and snus belong in your own trash.

Satellite Dishes, Antennas & Awnings

Satellite dishes or antennas may not be mounted on the façade or roof. Awnings or exterior sunshades may not be installed on the façade. Only interior sunshades are permitted.

Parking / Garage

Garages are for one motor vehicle per rented space (in some buildings, bicycles may also be stored in designated spots). For fire safety, do not store other items (e.g., tires, chemicals). Garages must be easy to clean.

Only tire changes and interior car cleaning may be done in the garage, and no litter may be left. Car washing, servicing, and other repairs must be done at a workshop or in a designated garage area, if available.

Other Matters

Subletting (Andrahandsuthyrning)

Subletting must be approved by the landlord. Apply at least one month before the desired start date. You must have been registered at the address for at least one year to sublet.

Acceptable reasons include, e.g.

  • Work in another city (attach employment contract)
  • Studies in another city (attach admission letter or similar)
  • Stay abroad (attach power of attorney for a local contact person)
  • Trial cohabitation (attach the other person’s Certificate of Population Registration and lease/purchase agreement)

Include documentation with your application.

If approved, we require a copy of the sublease agreement and reserve the right to contact the subtenant.
Unauthorized subletting violates the tenancy law (Hyreslagen). Remember, as the primary tenant you remain responsible for the apartment, any disturbances, and paying the rent.

If you sublet and no longer live in the apartment yourself, you must be registered at your actual address. Those living in the sublet apartment must be registered there. Correct population registration is important for both parties. We always report suspected violations of the Population Registration Act (Folkbokföringslagen) to the Tax Authorities (Skatteverket).

Subletting a Student Apartment

You need the landlord’s approval, and your subtenant must also be a student. Valid reasons are studies in another city or trial cohabitation. Attach proof of studies elsewhere or proof of trial cohabitation. Also attach the subtenant’s proof of enrollment. Submit the sublease agreement and attachments to your area manager.

Unauthorized subletting violates the tenancy law (hyreslagen). The primary tenant remains responsible for the apartment, any disturbances, and rent payments.

Again, correct population registration is required: if you move out during subletting, you must register at your actual address; those living in the apartment must be registered there. We report suspected violations to Tax Authorities (Skatteverket).

Study Break Semester (Fritermin)

If you need to take a short break from your studies, you can apply for a study break semester (fritermin). A study break semester means you can keep your student apartment but are temporarily exempt from the study requirement for up to one semester. You may be granted one study break semester during your entire tenancy with us. After that semester, the intention must be to resume your studies in order to continue living with ByggVesta.

A study break semester must be approved by us as your landlord. If you stay in your student apartment without being enrolled in studies and without an approved study break semester, you may lose your housing.

Please note that a study break semester is different from exemptions due to parental leave or sick leave, which are otherwise accepted as exceptions during our study checks.

How to apply for fritermin:
  1. Make sure you meet the criteria listed below.
  2. Complete our application form and submit it no later than the last day of February for the spring semester, or the last day of September for the fall semester. Alternatively, you can submit your application at the same time we request study certificates during our regular study checks.

  3. Attach a transcript from Ladok showing that you met the study requirement the semester prior to the one you are applying for. If no credits have been reported to Ladok, you must provide a certificate from your university confirming that you met the requirement.

  5. Your study break semester (fritermin) is approved once you have received a confirmation email from us.
Eligibility criteria:
  • Your current lease with us must have been valid for at least six months prior to the application date.
  • You must be officially registered (folkbokförd) at your student housing address and have been so for the past six months.
  • You must be able to confirm that you completed at least half-time studies during the semester prior to your study break semester.
  • You must intend to continue your studies after your study break semester.
After your study break semester/fritermin?

Once your fritermin ends, you will need to verify that you have resumed your studies. This will be checked in our subsequent study verification.

Apartment Swaps (Lägenhetsbyte)

ByggVesta/Grön Bostad does not have an internal swap queue. Swaps can be direct or part of a swap chain. Under Chapter 12, Section 35 of the Swedish Land Code (Hyreslagen), you must have valid reasons to receive approval – for example, needing a larger or smaller home due to a change in family circumstances. You must have lived in your apartment for at least one year before a swap can be approved.

To apply, fill out the swap application and mail it with attachments.

Include the following from the person you’re swapping with::

  • Copy of lease (or equivalent)
  • Employment contract
  • Three payslips
  • Proof of identity/registration (personbevis)

OBS! For the incoming tenent we also requite a credit report ”Min UC” (download from www.minuc.se)

Swaps require approval from us and any other landlord(s). Our standard rental policy applies.

Terminating Your Lease (Uppsägning)

For rental apartments, the notice period is 3 full calendar months before move-out. For student apartments, the notice period is 2 calendar months if you give notice after the contract start date. If you give notice before the start date, the notice period is 3 calendar months, counted from the next month-end following your notice.

You can terminate your lease digitally via Mina Sidor using BankID/Mobile BankID, or by printing and mailing a termination form. The envelope must be postmarked no later than the last day of the month. If the termination is partial, please specify that on the form.

By law, the departing tenant must show the apartment to the next tenant (see hyreslagen, jordabalken, Chapter 12, Section 26). We therefore share your contact information with prospective tenants so they can arrange a viewing..

Move-out must be completed by 12:00 noon on the first business day of the month. If you don’t vacate in time, you may be liable for any resulting damages. Keys must be returned by 12:00 noon on move-out day.
