In the dynamic district of Sorgenfri, ByggVesta has developed two distinct housing projects with a shared focus on community, flexibility, and sustainable living — Trådbussen and UngBo12 Sorgenfri.

Trådbussen

This project consists of two buildings with unique designs and a total of 94 smoke-free rental apartments plus two commercial units — home to a hair salon and a pizzeria.

The southern section features nine apartments per floor, accessed via generous balcony corridors overlooking the courtyard. Apartment sizes range from 2 to 4 rooms (46–97 m²) and offer flexible layouts with large folding doors that can open or separate the kitchen and living room.

The northern section contains three stairwells with apartments from 1 to 4 rooms (29–101 m²).

The green private courtyard connects the two buildings and includes seating areas, a barbecue space, and a natural playground. The shared courtyard encourages social interaction among residents while offering a calm, leafy retreat.

UngBo12 Sorgenfri

The UngBo12 project brings to life ideas from UngBo12, Sweden’s first housing exhibition for and by young people. ByggVesta and Utopia Architects’ winning design took inspiration from young residents’ visions for affordable, functional, and social housing.

Here, 11 “buddy apartments” make it easy for friends to share a home while maintaining privacy. The shared living model lowers costs for utilities and offers larger, well-equipped kitchens, smart storage solutions, and bright common spaces.

The building’s setback design creates a sunny, green communal garden facing south, providing a comfortable buffer between private and public space. Each floor features a shared balcony, large enough for social dinners and gatherings among neighbors.

The properties have been owned since 2021 by Granit Bostad AB and are managed by ByggVesta Fastighetsförvaltning.

Kitchen:
White Vedum kitchens with Cylinda appliances. Food waste disposer included. Prepared for microwave, and in Trådbussen also for a dishwasher.
Laundry:
All apartments have a washing machine and tumble dryer, or a combined washer-dryer.
Storage:
Available for each apartment. In Ungbo, there is also a sports storage area directly adjacent to every apartment.
Bicycle parking:
Finns inom- och utomhus, delvis under tak. Renoveringsbänk och tryckluftspump i Trådbussen.
Broadband/telephony:
ITUX is the main provider. In Trådbussen, Tele2 broadband and Tele2’s basic TV package are also included in the rent.
Balcony/patio:
Residents in Ungbo have access to two large shared balconies as well as loft corridor balconies. In Trådbussen, all apartments have either a balcony or a patio.
Recycling room:
Shared waste and recycling station in the block.
Parking/garage:
Garage for cars and motorcycles, with some spaces equipped for EV charging. Parking spaces are managed by Aimo Park.
