Stadsutvecklingsstegen – Our Method for Sustainable Urban Development

Every time we build, the city changes. Local ecosystems, existing residents, and future tenants are all affected by how and where we choose to build. That’s why we don’t just build houses, we also care for, improve, and manage entire neighborhoods.

Based on our materiality analysis and the UN’s Sustainable Development Goals, we’ve created our own model for early-stage work that helps us stay goal-focused and create long-term sustainable communities. We call this model Stadsutvecklingsstegen. It emphasizes the global goals where we believe we can make the greatest impact.

Attractive and Sustainable Communities

Stadsutvecklingsstegen is divided into a series of stages with clearly defined processes. In this model, the UN’s sustainability goals are translated into concrete targets and examples that every project team member can apply. Through a structured, workshop-based approach, the team reviews the area’s strengths and challenges and defines how ByggVesta can best strengthen the project across all parameters.

This work results in the Area Program, a framework that brings together the project’s purpose and goals, covering areas such as smart architecture, inclusion, and environmental performance.

Collaboration and Knowledge Sharing

Some of the most important foundations of Stadsutvecklingsstegen are collaboration between all stakeholders, open dialogue and attentiveness to local needs, and continuous follow-up and feedback. Dialogue starts as early as the vision phase and intensifies during the gathering phase, when much of the project information is developed through conversations and meetings.

We believe that effective communication fosters genuine engagement and pride among future residents, leading to stronger social sustainability in the area. Good communication also ensures that valuable feedback is captured throughout the development process, improving both the Area Program for the specific site and future work.

Stages of our Method Stadsutvecklingsstegen

1. Vision

Work on a new area begins with an idea of what we want to create at that location. We test the idea with relevant stakeholders, identify strengths and weaknesses, and clarify conditions and mandates so the vision can later be used as a guiding target. We also draft initial sustainability goals to prioritize in the area’s development.

2. Gather & Analyze

In this phase, we collect information from the municipality and other public stakeholders. We also conduct site visits, surveys, interviews, and workshops with future residents. This data is then processed using tools such as spatial analysis, inventories, and mapping.

3. Define & Formulate

By the end of the gathering phase, the early vision should have crystallized into a clear target image for how the area will be developed. This target image is described in a way that can guide both ByggVesta’s partners and communication with stakeholders. The key outcome of this phase is the Area Program.

4. The Area Program

The Area Program is a framework for developing the new neighborhood. Together with design principles, it sets requirements for how the buildings and their surroundings should be designed in order to achieve the area’s goals. The Area Program is monitored and updated throughout the project. Once the area is completed, a final internal review takes place at ByggVesta, where everyone involved, from concept to property management, shares lessons learned. These insights are then used to improve future projects.

5. Develop & Deliver

Once the Area Program is in place, work moves on to individual construction projects. The framework is made available to developers and partners working with us. Getting the priorities right from the start ensures efficient production, long-term sustainable buildings, and communities where people thrive.
